			<content:encoded><![CDATA[<p>As a Texas insurance agent I found that many people had questions about how to file a claim with the Texas Windstorm Insurance Association (TWIA) after hurricane IKE.</p>
<p>I hope that you never have to make a claim for damages. In case you do need to report a TWIA claim here are some suggestions:</p>
<p>* When you get a TWIA policy review your coverage and options before a disaster happens. Things to discuss with your agent include; do you have a high enough limit, are you happy with your deductable selection, is your personal property (contents) covered, have you selected the wind driven rain option, and have you selected the replacement cost valuation option. Also your TWIA policy will not cover flood damages, do you have a separate policy for that?<span id="more-382"></span><br />
* In the event of a natural disaster your personal safety should be the most important consideration. Do not endanger your safety to try and recover or protect property!<br />
* Go to the TWIA website and read the policyholder section under the &#8220;File a Claim&#8221; tab. There is information listed there for the claims process. You will also see some suggestion such as taking pictures of the damage, taking action where possible to prevent further damage, but not making and permanent repairs until instructed to do so by the assigned adjuster.<br />
* You have three options for reporting your claim. You can call the agent that sold you the policy, you can report the loss/claim directly to the TWIA at 800-788-8247, or you may get a claim form at: www.twia.org ; click the &#8220;file a claim button&#8221;, and then the &#8220;TWIA Loss Notice Form Button&#8221;;  fax the form to 512-899-4953.<br />
* Regardless of the method selected it is suggested to get a copy of the claim form so you will know what information is needed to file your claim (it is very simple).<br />
* You may want to print this article and put it with your policy.</p>

			<content:encoded><![CDATA[<p>Whether you&#8217;re leaving your home for a week or for a year, leaving your house on it&#8217;s own leaves it susceptible to being broken in to. This is obviously a highly unpleasant experience and can result in the theft of items and the damage of property. While you may have home insurance and contents insurance to cover these things, it&#8217;s still going to be a highly disturbing event that leaves you feeling unsafe in your own home and it will still be stressful to repair as well as increasing the rate on your home insurance. Furthermore, some things that get stolen are completely un-replaceable; hard drives containing old photos or your life&#8217;s work, or sentimental jewelery etc. It&#8217;s important then if you&#8217;re going away to make sure that no one will be able to break into your house, and to leave deterrents that will hopefully mean they don&#8217;t try and move on to easier targets.</p>
<p>The first line of defense when leaving your house is to make sure that you don&#8217;t leave anything open or leave any keys in sight. Many people hide a set of keys under a doormat or plant pot that they use in case they manage to forget them or lock themselves out. While this might seem like a good idea for those reasons, it can also help a burglar to get in if they manage to find them, and it normally doesn&#8217;t take long to do a sweep of the perimeter. Similarly some people leave windows open to &#8216;air&#8217; the house or again to help themselves get in should they leave keys. This again though makes it very easy for someone to climb in should they notice the window, or even to reach in in order to open a smaller window. Even if the ones you leave open are high up, bare in mind that it&#8217;s not unlikely for thieves to come prepared and bring a ladder.<span id="more-285"></span></p>
<p>There are also additions you can make to your house that will further help to deter criminals. If you have a long front drive for example, then a large pair of wrought iron gates, or large wooden ones, will help to convince them that there are easier targets. The idea here is not that they can&#8217;t break into the gates, but that they would much sooner try somewhere where there&#8217;s no such obstacle at all. Additionally, if you go for the wooden option, they won&#8217;t be able to get as good a view of the house and so won&#8217;t be tempted in the first place. While the gates themselves may be susceptible to damage, these will be covered by your home insurance. Inside the house an alarm can also make a great investment and can be enough to scare someone away who&#8217;s trying to break in or to alert the neighbours to a problem. Again, if they hear the alarm going off as you yourself come and go that too will dissuade them from trying your house to start with.</p>
<p>Another way to deter crime is to create the impression that someone&#8217;s home as an empty house is practically advertising itself to local criminals. If you&#8217;re only going out for a few hours and you can afford the electricity bill then you should always leave at least one light or the TV on. If you&#8217;re going for longer you can set your lights on auto-timer or ask a neighbor to come round and turn them on and off for you. A neighbor can also be useful for removing large piles of post that can built up by the door or postbox. With all these things in place no one will know the house is empty you can then go away confidently and enjoy your trip without worrying about your property.</p>

			<content:encoded><![CDATA[<p>As a consultant to business clients I get involved in their matters concerning home and auto insurance. Recently I have been tearing my hair out dealing with insurance agents and trying to get my clients the best deal on their home insurance. I have been tearing my hair out because agents consistently want to over insure my clients&#8217; homes.</p>
<p>â€¢ First, most of my clients seem to be over insured. This occurs because they have been with the same insurance company for years and with an inflation guard added to their home insurance the replacement cost has been going up each year even though building costs have been going back and forth &#8211; these inflation guards only go up. First item on the agenda is get at the real cost to rebuild the home. I have finally found a site that I think is pretty accurate if done correctly. See the site listed at the bottom of this article &#8212; this site has a free cost estimator and the best part is that it is not sponsored by an insurance company and it&#8217;s free.</p>
<p>â€¢ Second, many people believe they have a beautiful home &#8212; I know, I do. But, that does not mean that it was built with gold in many cases. Most homes are built about the same in tract homes and a bit nicer in some custom areas. Many of the semi-custom homes have the extras in the bath, kitchen and flooring but not in the drywall, frame, air conditioning. You may see some extras in the wiring (pre-wired for sounds systems, alarms etc.) So don&#8217;t inflate what you think your home will cost to rebuild. If you truly have a custom unique home then add this to the cost estimator &#8211; but think imported marble, elevators, glass walls, etc. Keep this in mind, insurance companies in most states DO NOT pay out the face amount of the policy, they pay to have the home rebuilt like it was before the loss. It is up to you to make sure it is not being over insured or under insured. If you over insure your home you will be paying premium for something you will never receive.<span id="more-278"></span></p>
<p>I have talked with many spec-home builders and when I give them what the replacement cost is for what some insurance companies come up with they laugh &#8212; saying it would never cost that much. Think about it this way too. If a tract home builder can sell the homes for $600,000 could the cost be more to rebuild that same home? What is the cost of the land? The land will not burn in a fire, it will still be there. Do you need to do excavation again? Do you need a new set of blueprints? You probably will need some modification due to changes in codes so you need some wiggle room in the policy. But, be careful not to over insure. Again, I like the cost estimator mentioned above it sounds about in line &#8211; I ran my home and some of my clients&#8217; homes through it and minus a few costs, like excavation, excessive builder mark ups it seemed pretty reasonable.</p>
<p>â€¢ Third, look for the right endorsement &#8212; the best is full guaranteed replacement cost &#8212; which means what ever it takes the insurance carrier will rebuild the home. This is great but many carriers that still have this then hike up the replacement cost of the home and will not insure it for less than their estimator and it is usually very high. So another to look at is 125% or 150% then obtain your estimated replacement cost and factor the endorsement into it and you should be fine. Don&#8217;t forget to review it every so many years and adjust it &#8211; usually down because many slap on the inflation guard as a matter of policy and then it gets too high and most agents don&#8217;t lower it unless you ask.</p>
<p>Keep in mind, an agent is great to work with you need the guidance but they are paid many times in commission so the more you pay the more they make. I am appalled at how may agents start with a reasonable replacement cost and then start changing the figure up ward along with the cost. You are wise to remember this when looking at your insurance, an outside consultant not tied to any insurance carrier, although few, are available to guide you through the process.</p>
